San Clemente, CA | Spring 2012 Real Estate Inventory Report

As of April 18, 2012 there are 214 active home listings in San Clemente. This includes single family homes and condos. Of these 214 listings, here is a break down by Standard Sales, REOs and Short Sales.  These numbers are from January 1, 2012 to April 18, 2012:

Standard Sales: 176 listings or 82% of the market is comprised of Standard Sales. These are Equity Sellers, meaning that they are not in default or in foreclosure.

  • The average time it takes to sell a Standard Sale listing in San Clemente is 105 days.
  • The average original asking price of a sold Standard Sale listing is $809,138 or $326/sq.ft.
  • The average sale price of a San Clemente Standard Sale listing is $766,633 or $311/sq.ft.
  • The average price of a Standard Sale home on the market today is $1,332,839 or $479/sq.ft.

REOs: 6 San Clemente listings or 2.8% of the market is comprised of REO properties. These homes have already been foreclosed on and taken over by the lender. REO properties are also known as Bank-Owned properties.

  • Since January 1, 2012 the average time it takes to sell a bank-owned home in San Clemente is 103 days.
  • The average list price of an REO property in San Clemente is $605,223 or $229/sq.ft. vs. the actual sales price of $598,225 or $226/sq.ft.

Short Sales: 29 listings or 13.5% of San Clemente homes for sale are Short Sales.

  • The average days on market for a short sale is 177 days.
  • The average list price is $596,243 or $252/sq.ft. vs. the average sale price of $571,144 or $243/sq.ft.

House Hunting 101 – Why You Need a Real Estate Agent in 2012

With the South Orange County housing market at record high affordability and the advanced technology tools we have to help us with our home search, you might think that finding your next home will be a piece of cake — who even needs a real estate agent anymore right?  I wish it was that easy…

The distressed real estate market has probably made having a trusted Realtor even more important and here are few reasons why:

1) Understand Your Market.  Every real estate market is different.  And to make things more complicated there are a lot of different kinds of real estate transactions going on out there.  You need someone who can help translate the riffraff into simplified clear terms.  It’s important to understand what kind of market your dealing with from the beginning of the process to the very end of the deal.  Having a Realtor on your side will ensure you have someone looking out for your best interests.  Negotiating price and terms on your behalf and no one else’s.

2) Timing is Everything.  Working with an agent who understands the value of time can make all the difference.  Timing can be everything when your negotiating contracts with REO agents and Short Sale Negotiators.  You want your agent to be honest with you through the process and keep you and all the parties involved and up to date in a timely manner — You Snooze You Lose in real estate these days and you need an agent who understands this and can get the deal done.

3) Negotiating the Deal.  This is where it’s very important to TRUST your agent.  And this is hard to do if your real estate agent represents both the seller and you, the home buyer.  Having a “Buyer’s Agent” puts your needs at the forefront, not only to make sure that someone is looking out for your best interest, but that you get the deal done.  All kinds of problems can arise during escrow and having a good real estate negotiator can keep the deal from falling apart.  If you have a well trained buyer’s agent, you should be confident that they will negotiate for you not just for sales price but for other terms and financing options available.

I found this image in a souvenir shop in Southern California today.  My first reaction was OMG!! It’s Mr. Bubbles!!! Our long-time trusted bubble bath buddy!  Then I realized, it’s actually a souvenir of one of the most devastating economic times of our lives. Before You Buy – 7 Tips for Home Buyers

Interest rates at favorable levels and a good selection of homes provide an opportunity for buyers. Here are a few things to for buyers to keep in mind:

1. Know what you can afford before you fall in love with your dream home.

2. Consider additional expenses that come with owning a home like property tax, insurance, and repairs.

3. Be flexible on the little things. It would be wonderful to find a home with everything you want, but those are hard to come by – distinguish nice-to-haves and
must-haves early.

4. Have imagination and look beyond paint colors, wallpaper, or other easy and affordable things you can change.

5. Don’t compromise on the big things, such as enough bedrooms to accommodate additions to the family or space for an office if you work from home.

6. Always inspect even if the surface looks great; it’s important to know if anything major is wrong and what it will cost to fix.

7. Think about the future in regard to the neighborhoods, surroundings, schools, and developments.
